OUR POLICIES

DEPOSIT:

A 50% deposit is needed to reserve you vacation property. Balance is due 30 days prior to your arrival. We accept Visa, Master Card, Discover, American Express, personal check and cash. A deposit is required for every reservation and we must have a credit card on file. A confirmation will be emailed (or mailed upon request) when a reservation is made and the deposit is paid

CANCELLATIONS & REFUNDS:

Reservations canceled outside the 60-days of arrival for vacation rental  will be refunded all payments minus the reservation fee. The 10% reservation fee is (10% of  your total rental amount) is nonrefundable. If you cancel inside of 60 days all payments will be forfeited. We strongly advise buying  vacation insurance (see below) We cannot offer refunds for bad weather, hurricanes, early departures, unusual circumstances or problems beyond our control

TRAVEL INSURANCE

It is strongly suggested that you buy Vacation Insurance at 15% of your total rental amount. We recommend purchasing  insurance to protect your vacation or in the event you have to cancel. Or you cannot make for some unknown reason.

SUBSTITUTIONS:

If your property becomes unavailable due to maintenance or from unforeseen reason you will be given similar options to choose from. If you do not choose to accept comparable properties you may cancel your reservation without penalty of any kind and will be given a full refund. Your decision must me made within (1) week after notification that the original property is no longer available for the dates requested.

BAD WEATHER:

There are no refunds in the event of bad weather, tropical storms, tropical depressions, hurricanes or named storms and all payments will be forfeited if elect to cancel your reservation.  If you are concerned about such issues you have the option to purchase travel insurance from us at 25% of the total rental amount. Where if there is a mandatory evacuation you may request a total refund less the cost of insurance

VEHICLES & PARKING:

No motor cycles, RVs. campers, u-hauls or trailers are allowed in any of our Villa Properties. Many home parking differ from villa parking regulations. All properties will have private free parking. There is a limited number of parking allocated for each property. Make sure you mention how many cars you will be having so we can inform you of what is allowed for your property and make provisions for extra parking in needed.

MAINTENANCE & CLEANING ISSUES

Although we have a very high standard of maintaining our villas and keeping them extra clean…sometimes appliances malfunction and made need to be repaired. And on some infrequent occasions additional touch up cleaning may be requested by guest. We will do everything possible to correct these problems as soon as they are reported. However we cannot offer discounts in the rare event one of these issues may occur.

PROPERTY & GROUNDS REPAIRS 

There is an on going effort to make improvements to our vacation properties. This may include equipment repairs or replacements,  exterior repairs, painting, parking area repairs and any misc. issues that need addressing. Although these rarely occur but the guest is expected to acknowledge that such an event may take place during their stay and accept these activities without refund or any incidents.

CHECK-IN & CHECK-OUT-  

Check-in is at 4:00 pm. Please let us know if you will be arriving early and we will try to have your property ready earlier. If you will be arriving after-hours, please let us know so that we can give you our late check-in instructions. Check-out is at 10:00 am. Late check-outs must be approved by the office.  At least 1 guest age 25 years or older must be the one responsible for reservation agreement requirements when booking is confirmed.

PETS:

The majority of our rental properties do not permit pets of any kind. If a pet is found in your property, there will be a $500 fee charged to the credit card on file for extra cleaning. If you are renting a pet-friendly property, pet information must be noted on your reservation and a nonrefundable pet deposit may be required

VALUABLES:

We will not be held responsible for any lost money or valuables left on the property during occupancy or at departure. Take all necessary precautions to protect your belongings and make sure you have all your personal items with you when you depart

DESCRIPTIONS:

All properties are individually owned and decorated – interior furnishings and decor may vary from published information.Specific units, floor levels, bedding requirements, etc. should be requested at time reservation is made and noted on your confirmation

WHATS INCLUDED:

You will have all of the conveniences of home in your rental. The kitchen will be fully stocked with all of the eating and cooking utensils you will need. A starter supply of soaps, detergents, toilet paper and paper towels are provided. We can recommend local stores to buy additional supplies. Bed and bath linens are included, but you will need to bring your own beach towels and blankets. While kitchens will have coffee makers, you will need to bring or purchase yourown filters and coffee. Our rental properties do not have items like salt/pepper, aluminum foil or ziplock bags

RATES & SPECIALS:

Only one discount or promotion per reservation. To be eligible, you must mention it at time reservation is made and it must be noted in the special request section of your confirmation. Non-discounted reservations have priority over all others pertaining to requests or villa upgrades and substitutions

CLEANING:

Your property will be cleaned before your arrival and after your departure. It will not be cleaned during your stay unless you arrange for cleaning through our office for an additional fee. Bed and bath linens are provided. There will either be a washer and dryer in the property or coin-operated washers and dryers available on the property

INTERNET & PHONES:

All properties include wireless internet and cable TV. Most properties no longer have land phone service. If this is an issue to your please let us know so we can assign you a property with a conventional phone.

RENTAL ITEMS:

Rental items, such as cribs, high chairs, strollers and roll-away beds are available for rent. Our office can handle the rentals of any items needed – please give at least three days notice during the summer as some items sell out quickly.
